About Dwelly

Dwelly is building the AI operating system for residential lettings. Its growing network of agencies provides its AI with real-world data, continuous feedback, and control over complete workflows, making exceptional service the standard for landlords and tenants. Today, Dwelly operates more than 15,000 properties and $470 million in GMV, making it one of the UK’s ten largest lettings operators. The company has raised $263 million.
We’re a fast-growing, product-focused company, backed by top-tier investors and led by a team with deep experience in real estate, technology, and operations.

 Position Summary

The Revenue Operations Manager builds the commercial operating system behind Dwelly’s growth. This is the first RevOps hire in the UK and a senior role: you will own the numbers, the systems, the pricing, and the incentives that the entire commercial organisation runs on — and you will build a small team to do it.

The UK GM / Commercial Director owns the relationships and the outcome. You own the machine that makes the outcome predictable: one source of truth on portfolio, revenue and margin by agency and branch; a pricing and fee realisation engine that closes the gap between what we should charge and what we actually collect; a landlord CRM that is clean enough to run a business on; and a target and incentive structure that points every Area Director, Branch Leader / MD, and Valuer at the same number.

Your targets are the company’s: +10% portfolio growth and +20% revenue growth year-on-year. You will be measured on results within the first 3–6 months, so this role suits someone who balances rigorous, data-driven thinking with a “get things done” attitude.

We are scaling from ~20,000 properties today to 50,000–70,000 within 12 months and ~200,000 in the following 12–24 months, largely through acquisition. Every agency we buy arrives with its own fee structures, its own data, its own spreadsheets and its own definition of a “landlord”. Turning that into one commercial system — repeatably, on a two-month integration clock — is the core of this job.

 Key Responsibilities

1. Commercial Reporting, Forecasting & Operating Cadence

  • Own the single source of truth on portfolio, revenue, and profit contribution — by agency, branch, MD, and landlord segment — and make it the number the business argues from.
  • Define the commercial metric tree from top-line targets down to what a Valuer does on a Tuesday, so that every layer of the org is measured on something it can actually move.
  • Run the weekly and monthly commercial cadence for the GM: forecast vs. plan, variance analysis, early warning on agencies drifting off trajectory, and the decisions each review needs to produce.
  • Build the reporting that surfaces the drivers behind the number — churn by cause, fee leakage, attach rates, rent review execution — not just the number itself.

2. Pricing, Fee Realisation & Ancillary Revenue

  • Own fee realisation across acquired portfolios: quantify the gap between standard and actual fees, harmonise inconsistent and legacy-discounted structures, and drive the migration agency by agency without triggering churn.
  • Make recurring revenue levers fire reliably across the whole portfolio — annual rent reviews above all — with tracked coverage, timing, and uplift rather than best efforts.
  • Grow the underdeveloped ancillary line (rent guarantees, zero deposit, unified deposit schemes, contractor commissions, mortgage and other financial products) by owning attach rate targets, pricing, partner commercial terms, and the operational path to sell them.
  • Build the pricing governance: who can discount, by how much, with what approval, and what it costs us — and hold the line.

3. Commercial Systems & CRM Operations

  • Own the usage of the landlord CRM: pipeline stages, data model, hygiene standards, workflow automation, and adoption across a distributed MD and Valuer org.
  • Own commercial data quality end-to-end — landlord, property, fee, and tenancy data — and the reconciliation between CRM, the platform, and finance. If the numbers disagree, it is your job to make them agree.
  • Partner closely with the Growth Product Manager: they own what we build for landlords, you own how the commercial org runs on it. Translate field reality into product requirements, and product releases into adoption on the ground.
  • Select, implement, and administer the supporting commercial stack (BI, CRM, enablement, comp tooling) with a strong bias toward fewer tools used properly.

4. Targets, Incentives & Performance Management

  • Design the target-setting model: how portfolio and revenue targets are set per agency and branch, normalised for portfolio quality, local market, and acquisition timing.
  • Design and administer commission and bonus plans for the MD, Branch Leader and Valuer org — aligned to growth, retention, and profit contribution, and deliberately free of conflicting incentives.
  • Own territory and portfolio allocation, capacity modelling, and the analysis of what good actually looks like at each level.
  • Build the performance management layer: league tables, coaching inputs, and the evidence base for where to invest, intervene, or exit.

5. Commercial Integration of Acquired Agencies

  • Build the repeatable commercial integration playbook: what we measure from day one, how fee and landlord data is migrated and cleansed, when the agency joins the standard cadence, and what "integrated" means as a checklist.
  • Support diligence and the first 100 days with the revenue analytics that tell us what we bought — fee quality, concentration, churn exposure, and the realistic uplift case.
  • Work with the GM to sequence pricing and process change across newly acquired portfolios so that value capture does not cost us the portfolio.
 Qualifications & Preferred Background
  • Experience: 5–7 years in revenue operations, commercial operations, sales operations, or strategy & operations, including time in a fast-scaling, target-carrying commercial environment. Experience building a function from scratch rather than inheriting one
  • Skills: Genuinely strong analytics — SQL and BI tooling as a working habit, financial modelling, comfort owning a forecast in front of a board. Deep, hands-on CRM ownership. Commission and incentive plan design
  • Exceptional people skills: this role only works if a distributed org of MDs, Branch Leaders and Valuers actually adopts what you build. You will spend real time in branches, not only in dashboards
  • Highly commercial acumen — comfortable owning revenue and margin outcomes, not just reporting on them
  • In step with recent technology advancements: can build meaningful analysis, automation and internal tooling independently with the help of AI
  • Strong numerical and analytical skills, with a “get things done” attitude and excellent attention to detail

Preferred background

  • Experience in multi-site, branch-network, or franchise businesses — where the commercial org is distributed and local relationships carry the revenue
  • Experience in a PE-backed roll-up or high-velocity M&A environment, including commercial integration of acquired businesses
  • Exposure to financial services / fintech attach products (insurance, guarantees, lending, payments) is a strong plus
 Compensation & Benefits

Competitive salary with the potential for equity options based on stellar performance.

What is it like being a Dwell-er

Feel free to check out Dwelly Core Principles. That’s about what we believe in, how we operate and make decisions.

What we offer is not a fancy office or a static workplace. Instead, this is solving one of worlds’ most complex problems in the largest consumer industry in the world (residential rentals), to improve the experience for >30% of households (>5M in the UK, and >100M including EU and US) that live in rental homes.

This is about disrupting the largest, most antiquated industry in the world, with one of the strongest operational and technical teams that exist in the UK and the EU. We work hard, and we shoot for extremely ambitious results. But we want people to be proud of what they’ve built and be able to look back and say one day “hell yeah, that was me that did it all”.

  • Customer obsession rather than competitive focus
  • Passion for invention
  • Operational excellence
  • Long-term thinking
