The Role

As a Staff Credit Policy Analyst– Condominium, Co-op & Project Review Strategy for Home Loans, you will lead credit policy strategy, governance, and execution, with a primary focus on condominium and co-op project review strategy, including warrantable and non-warrantable condominium programs.

This role will support SoFi’s broader residential lending platform across Conforming, Government, CES, Home Equity, Portfolio, Jumbo, Non-Agency, and other specialty products. You will develop and maintain policy frameworks governing condominium and co-op project eligibility, non-warrantable condominium lending, project-level risk assessment, documentation requirements, exceptions, investor compliance, and escalation practices.

You will serve as a strategic partner to Credit Risk, Credit Operations, Capital Markets, Product, Operations, Legal, Compliance, and Technology. The role will translate complex credit, regulatory, investor, and market requirements into clear policy, effective controls, scalable processes, and executable business rules.

What You’ll DoCredit Policy Leadership & Strategy
  • Lead the development, governance, and continuous improvement of credit policies across SoFi’s home lending products.
  • Own the strategy and policy framework for condominium and co-op project reviews, including warrantable and non-warrantable condominium lending.
  • Establish policy standards aligned with SoFi’s risk appetite, investor requirements, portfolio objectives, and business strategy.
  • Monitor changes in agency, investor, regulatory, market, and project-level risk requirements and recommend appropriate policy changes.
  • Evaluate opportunities to expand or refine condominium and co-op lending while maintaining appropriate credit, collateral, legal, operational, and concentration controls.
  • Partner with senior leadership to identify emerging project-level and broader credit risks and develop proactive risk-management strategies.
  • Lead initiatives that improve policy clarity, decision consistency, operational efficiency, customer experience, and portfolio performance.
Condominium, Co-op & Non-Warrantable Project Strategy
  • Develop and maintain eligibility standards for warrantable and non-warrantable condominium and co-op projects.
  • Establish requirements for project financials, budgets, reserves, insurance, assessments, litigation, structural conditions, ownership composition, commercial space, investor concentration, marketability, and project governance.
  • Define the risk framework for non-warrantable condominium lending, including eligible project characteristics, prohibited or restricted conditions, documentation requirements, review standards, escalation criteria, and applicable risk mitigants.
  • Evaluate the appropriate use of loan-level and project-level mitigants, including LTV, CLTV, credit profile, reserves, DTI, property type, occupancy, geographic concentration, project exposure, and other relevant risk factors.
  • Develop standards for limited, streamlined, full, and enhanced project reviews.
  • Establish requirements for complex projects, including projects with significant litigation, inadequate reserves, insurance concerns, commercial-use exposure, structural issues, construction or conversion risk, investor concentration, or other elevated risk factors.
  • Provide senior guidance on complex and judgmental project reviews and determine when additional diligence or escalation is required.
  • Develop consistent decisioning and exception practices for ineligible, conditionally eligible, and non-standard projects.
  • Monitor project-level performance, exceptions, defects, concentrations, and market trends to inform policy changes and portfolio strategy.
  • Partner with Capital Markets and Product to assess investor eligibility, execution considerations, pricing implications, and portfolio strategy for warrantable and non-warrantable projects.
Policy Governance & Cross-Functional Leadership
  • Define and maintain the credit policy governance framework, including approval processes, documentation standards, version control, change management, and implementation requirements.
  • Serve as a key liaison between Credit Risk, Credit Operations, Capital Markets, Product, Operations, Legal, Compliance, and Technology.
  • Represent Credit Policy in governance committees, product development discussions, investor meetings, and cross-functional steering groups.
  • Provide senior leadership with clear recommendations on policy changes, risk acceptance, investor requirements, and operational impacts.
  • Ensure policy decisions are supported by appropriate analysis, documented rationale, and clear ownership.
  • Align policies, procedures, underwriting guidance, exception standards, training materials, and system logic.
  • Clearly communicate policy changes and ensure they are implemented consistently across affected teams.
Policy Implementation & System Enablement
  • Translate credit policy requirements into clear underwriting guidance, business rules, decision logic, and operating procedures.
  • Partner with Technology and business stakeholders to implement policy within Encompass LOS, credit decisioning engines, project review tools, and other systems.
  • Support routing and decisioning logic based on borrower, loan, property, project, and risk attributes.
  • Oversee user acceptance testing, policy-related releases, implementation controls, and post-production validation.
  • Ensure automated decisioning logic, internal guidelines, and investor requirements remain synchronized.
  • Identify opportunities to improve the use of automation, third-party tools, specialized reviews, and risk-based decisioning.
  • Develop policy documentation, job aids, training materials, and decision frameworks that support consistent execution.
Risk Management, Controls & Performance Monitoring
  • Establish appropriate controls for condominium, co-op, and non-warrantable project review, including documentation, approval, escalation, exception, and quality-control requirements.
  • Partner with Internal Audit, Enterprise Risk, Compliance, and examination teams to ensure policy controls are effective and well documented.
  • Support responses to OCC examinations, investor reviews, quality-control findings, and other oversight activities involving credit policy or project review.
  • Identify policy, process, and control deficiencies and lead remediation efforts through completion.
  • Develop and monitor key risk indicators related to project review, exceptions, defects, turnaround times, policy adherence, concentrations, and portfolio performance.
  • Review project review outcomes, overrides, exceptions, and defects to identify control weaknesses, training opportunities, or required policy changes.
  • Use data, operational feedback, investor input, and portfolio performance to recommend policy, process, technology, or risk appetite changes.
  • Conduct periodic reviews of project eligibility and non-warrantable condominium strategy based on market conditions, credit performance, investor demand, and risk trends.
Collaboration & Team Development
  • Provide subject-matter expertise, mentorship, and direction to policy analysts, underwriters, project review staff, and cross-functional partners.
  • Support the development of consistent interpretation and application of project review policy.
  • Build strong working relationships with Credit Operations and other teams responsible for project review, underwriting, fulfillment, and risk execution.
  • Foster a culture of sound judgment, accountability, consistency, documentation, and continuous improvement.
  • Help develop scalable processes and capabilities to support growth in condominium, co-op, non-warrantable, and other specialty lending products.
What You’ll Need
  • Bachelor’s degree or equivalent experience.
  • 8+ years of residential mortgage experience, including significant experience in underwriting, credit policy, credit risk management, or condominium and co-op project review.
  • Deep knowledge of condominium and co-op project eligibility, project review requirements, financial analysis, insurance, litigation, reserves, assessments, and project-level risk factors.
  • Demonstrated experience evaluating or developing policy for non-warrantable condominium or other non-agency project lending.
  • Experience interpreting and applying Fannie Mae, Freddie Mac, FHA, VA, and other investor or regulatory requirements.
  • Proven ability to lead or influence credit policy across multiple mortgage products, including Conventional, Government, Home Equity, CES, Portfolio, Jumbo, Non-Agency, or Non-QM products.
  • Demonstrated ability to translate complex requirements into clear policy, procedures, underwriting guidance, and automated decision logic.
  • Strong understanding of residential credit risk, real estate risk, collateral risk, exception management, and regulatory expectations.
  • Experience partnering with Credit Operations, Underwriting, Product, Technology, Capital Markets, Legal, and Compliance teams.
  • Experience working with Encompass LOS, project review platforms, credit decisioning systems, or similar technology.
  • Strong analytical, organizational, documentation, and problem-solving skills.
  • Excellent communication and presentation skills, with the ability to influence senior stakeholders and explain complex risk decisions clearly.
  • Demonstrated ability to operate independently, exercise sound judgment, and lead initiatives across a matrixed organization.
Preferred Qualifications
  • Experience leading condominium, co-op, non-warrantable, or project review policy at a bank, mortgage lender, agency, investor, or mortgage servicer.
  • Experience with agency project review tools and methodologies, including CPM or comparable project review platforms.
  • Experience developing risk-based project review, delegation, exception, or escalation frameworks.
  • Experience supporting portfolio or non-agency condominium lending strategies.
  • Experience evaluating project-level concentration, marketability, legal, insurance, structural, or financial risks.
  • Experience supporting OCC examinations, investor reviews, internal audits, or regulatory remediation.
  • Experience leading policy modernization, credit transformation, or digital underwriting initiatives.
  • Familiarity with model governance, risk-control frameworks, automated decisioning, and policy implementation technologies.
  • Strong data fluency using Excel, Tableau, SQL, or similar tools.
  • Demonstrated ability to use data and portfolio performance insights to drive policy recommendations and executive decision-making.
Compensation and Benefits
The base pay range for this role is listed below. Final base pay offer will be determined based on individual factors such as the candidate’s experience, skills, and location.
