Director – Project Services (Industrial Property & Construction Delivery)

TMX is expanding fast in the UK; this is a pivotal senior hire to lead our industrial delivery capability in Europe.

We’re a global end-to-end supply chain consultancy working with brands such as M&S, Uniqlo and Asahi Beverages in Europe and APAC and have a pipeline of UK industrial projects. 

The Opportunity

You’ll lead the client-side delivery of major industrial and logistics projects, shape the UK delivery function, mentor a growing team, and own commercial outcomes.

This role suits someone with strong builder-origin credentials (Tier 1/Tier 2), who has moved into client-side/consultancy and is ready to take full ownership of delivery, quality, and margin.

What You’ll Do

• Lead complex industrial builds: automation, cold store, specialist MHE
• Guide tenants through pre-lease and developer-led D&B structures
• Manage contractors, developers, technical consultants and senior stakeholders
• Grow and mentor the UK delivery team
• Convert internal leads into compelling proposals
• Own regional P&L, resourcing and delivery quality

You Bring

• Initiative, ownership and a can-do attitude
• Proven industrial warehouse delivery experience (non-negotiable)
• Strong stakeholder skills with commercial edge
• Ability to create structure, set pace and lead from the front
• Experience from one or more of the following:

•     Tier 1 / Tier 2 contractor
•     Client-side, consultancy or developer environment
