Portfolio Manager

Dartford, Kent Area

Full Time – FTC

Salary: £31,620 per annum

About the Role:

Reporting to the Area Manager, you will manage a temporary accommodation portfolio comprising of a variety of contracted housing management services through MHM’s registered providers. You will be responsible for tenancy management, tenancy sustainment, income management, welfare benefits advice, ensuring properties are in good condition and health and safety risks are identified and corrected. This role will be a mobile based position covering varied locations across Kent.

You'll be responsible for the following:

  • All face-to-face interactions with tenants, landlords and local authorities by carrying out regular property visits and ensuring all parties are keeping to their terms of their contractual agreements.
  • Carrying out viewings and signing-up new tenants, ensuring they are aware of the terms & conditions of the tenancy and assisting with housing benefit applications, show tenants how to use the equipment within the property
  • Carrying out checkouts of properties and compile specification of works required to re let, ensuring the property meet the contractual & legal standards prior re letting
  • To liaise with the Income Collection team to ensure that rental income is maximised, sign posting tenants to welfare and benefits services and or issuing warning or notices regarding nonpayment
  • Identify repairs required to property to ensure property meet contractual standards and make decision on responsibility to repair  
  • To manage tenancy breaches (e.g. noise nuisance) and anti-social behaviour to include gathering and analysing evidence, reporting, preparation and service of appropriate statutory notices and attending court to present evidence and attending evictions when necessary
  • Identifying clients that require additional support and signpost/arrange support as appropriate.  Liaising with support providers and other statutory agencies to assist clients in maintaining their tenancies.
  • Collection of data from property visits and updating IT systems to ensure they are accurate and up to date
  • Carry out regular property routine inspection.

Role Criteria experience and qualifications:

  • Experience of residential lettings
  • Experience of meeting KPI targets
  • Experience delivering high quality customer services
  • Experience of temporary accommodation
  • Experience of working in housing management within the public and private sectors
  • Clean full driving licence
  • Strong IT skills (word, excel and on-line systems)
  • Understanding of the application of The Housing Health & Safety Rating System (HHSRS)
  • Ability to write and present reports
