Job Description

About the Role

We are seeking a highly experienced Commercial Project Director to join our Commercial Leadership Team, supporting the delivery of large-scale Data Centre construction projects in Ireland and across our European operations.

This is a senior leadership role responsible for commercial strategy, pre‑construction cost management, delivery-stage commercial control, and people leadership across multiple projects, campuses, and geographies. The successful candidate will bring deep expertise in cost management, quantity surveying, and commercial governance on complex, high‑value construction programmes.

 

Key Responsibilities

Commercial & Strategic Leadership

  • Own and lead the estimating hub, including:
    • Workflow and delivery strategy
    • Resource planning and utilisation
    • Fee proposals, fee management, and commercial forecasting
    • People leadership, mentoring, and performance management
    • Client presentations and executive reporting
    • Commercial negotiations with regional and cross‑business stakeholders
  • Act as a trusted commercial advisor to clients at programme and portfolio level.
  • Support regional leadership in business planning, risk management, and growth strategy.

Pre‑Construction & Estimating Excellence

  • Lead the development and management of cost plans, 
  • Provide programme‑level estimating leadership across multiple projects and campuses to support portfolio‑level decision‑making.
  • Oversee benchmarking, value engineering, and cost certainty strategies across multiple geographies.

Project Commercial Management

  • Develop, manage, and control project and programme budgets.
  • Implement robust cost control, forecasting, and change management measures to ensure projects are delivered within approved budgets.
  • Review and approve project invoices, valuations, and change orders.
  • Monitor and report on commercial and financial performance, including risk and opportunity management.
  • Ensure commercial governance, controls, and reporting align with internal and client requirements.

Stakeholder & Client Management

  • Liaise with internal teams, clients, consultants, contractors, and supply chain partners to ensure project objectives are met.
  • Lead commercial aspects of procurement strategy, contract negotiations, and dispute avoidance/resolution.
  • Build and maintain strong client relationships across Ireland and Europe.

Qualifications

Qualifications

Bachelor's degree in Quantity Surveying, Construction Management, Construction Economics or a related field

  • Minimum of 10 years experience in commercial management/quantity surveying
  • Strong knowledge of construction contracts and procurement practices
  • Experience with large-scale construction projects, preferably data center projects
  • Excellent communication and negotiation skills
  • Ability to lead, as well as work well in a team environment
